David Green and other "big time" investors frequently mention the difference in mentality of a "discount agent" vs a "rockstar agent".

It seems impossible to pursue all these goals at the same time and I'm not sure where to prioritize.

(If it's a mental disability, the place is a duplex and I'd want to ensure the safety of the other tenants.

Looking back I now realize that spending mental capital to try and find a few more dollars to max out my return by getting 1 or 2% on my savings is just a distraction from getting a 1000% rate of return in real estate.

Hmm ... hard to say bc it's obviously deal dependent, but if you're focused solely on Texas beach markets and prioritizing cash-on-cash returns check out Aransas (near Corpus Christi), Surfside, Gilchrist and Bolivar (all near Galveston), and Port Isabel (near South Padre).

It takes several years to get going profitably as an agent so if you are mentally prepared for it then go for it. 

Inheriting Daddy's apartment buildings is nowhere near as good as inheriting Daddy's mental capacity.
