The issues are the destruction (door), writing on walls and windows, extra people living there, yes - complaints from other tenants, Police do not give her high remarks, dog on property (which she denies).  

The police ha"d been called repeatedly but had been able to do nothing because the bank refused to press charges.

I always try to meet the housing people, the police chief (or station caption) and in smaller towns I meet the mayor as well.

If he is naked, call the police.

@Roy N.Update for everyone - I randomly was at the house last week when police arrived to arrest her bf who is the co-tenant.

Then I called the police and complained about the jackoffs.Then I installed motion-sensing recording cameras both inside and outside and told the jackoffs I would have them arrested if they set foot on the property.Result: Jackoffs moved shortly.

Generally, police won't force-ably remove someone who claims to be a tenant.

She said the police were at the house.  

So keep your property squeaky clean: no police activity, no exterior enforcement issues, and no neighbor complaints. 

If we're passing by the front door and there's water streaming out underneath we need to be able to go in and handle it without worrying about the alarm and the police.
