Some of my rental properties have extensive damages outside, such as down trees, fence collapsed, sheds blown over and none of those are covered since they are not part of the main structures.

Another option is putting down a low down payment on a home, househack it and use the rental income from your other rooms to cover your mortgage and if you are savvy you might even cash flow on this househack.
