He's definitely still there.A day or so of time from a PI will get him served.Also, you said he has kids, if your helpful PI can document there is no activity there for 24 hours or more, I'd contact social services over concern for the children.But, whatever you do, don't take any self-help action to try to get around the requirements of an eviction.

Be aware that once remediated of the UST issues you will need to wait for an NFA (No Further Action) letter from the EPA in order to close or assume responsibility of receipt of the NFA to close without the letter (your choice with negotiating that) and it comes to you months later .

Since cap rates are the result of market actions AND a lower cap rate means possibly that the market is paying MORE for an equivalent income stream than say Surprise, AZ it could be very well that there is market anticipation IN LA that rents are on the way up or that prices will increase even more or BOTH.
