Low taxes, great tenant base, landlord friendly (depsite what the media may indcate) and the tenant bill of rights has minimal impact on landlords.

I don't want to "waste" services that I'm paying for, but don't want to spend a lot of time setting something up I don't need. 

Sellers get pissed off because all that time was wasted, and obviously buyers were pissed off because they got misled about "down payment" percentage.Second reality check.

I know that people coming from Real Estate rather than the trades and moving into being a landlord, and ESPECIALLY women, tend to like wasting, ahem, I mean spending money on them, but you should bite the bullet and either find excellent, trustworthy tradesmen yourself (who usually have no interest in working for home warranty wages) and/or learning basic mechanicals and trades yourself, at least HOW to do it even if you don't.

It almost always costs you nothing (seller pays traditionally) and will educate you on the market(s) and tenancy profiles. 2) Buy a property(s) with long term (10+ year lease);3) Look for corporate credit rated tenants (think Walgreens, Starbucks, etc) on a Triple Net (very minimal LL responsibilities- think roof & structure) OR Absolute Triple Net Lease (no landlord responsibilities).4) Most credit tenants are experts in location selection (which again, minimizes your downside risk).... but as a rule of thumb I always prefer locations on traffic lit, hard corners with great/easy access and high Vehicle Per Day counts.My 2 cents.  :-)

Bad strategy as waste of time and could lead to mugging.2) Are the plumber, electrician and handyman properly insured to protect you if they get injured on your property or injure a tenant?

Compound interestRegardless of your real estate investments/holdings... regularly save and invest in a  low cost (by definition) index fund.Appreciation for compound interest is wasted on the old!

Hey all, I am looking for advice on which REI strategies I should be considering and which are just a waste of time.

I closed about the same amount of deals as last year but definitely had a few people waste my time so have become a bit stricter about which clients I take on.
