Tried in vain to figure out how to add a bedroom on main level  - no go.  9 foot ceilings in basement but big money finishing didn't make sense for flipping. 

My main concern is for the people this is supposed to be helping, IMO it hurts them.

What are the main attributes you believe an extraordinary Realtor must have?

Mainly in rental properties (BRRRR Method).

I am new and not really studied as much on rental properties but mainly on marketing and wholesaling fix and flips.

But to be honest, I believe the main issue was the fact that we weren't local and we would be relying on a PM to maintain the place.

Mainly, the systems implemented are fascinating (VA, automated offers, etc.)

Lenders are going to look at three main criteria from a credit approval standpoint.

If it is a property that attracts and keeps good tenants, you are even further along. 

However, my area (high cost-of-living) could make breaking even or positive cash flow difficult.The main question: is house hacking worth it or a "good deal" if cash flow from the rented units doesn't fully cover all expenses but you're significantly reducing living costs?
