Without knowing the specific terms of the purchase contract and exactly what point in the contract you’re at there’s no way to answer the question I’m guessing you may be asking.

What are the usual terms and conditions that would make a loan offer appealing when rehabbing or flipping ? 

Also how long would I need to rent it out for to be considered applicable for an 1031? 

Would I be able to do a 1031 if I’m buying a primary property with an ADU that I would use as a short term rental?
