Yes, you are correct the room is in the back, enter front door walk down short hallway (stairs leading up to the left and garage door on the right) pass the stairs and garage door and into the 13x13 room.My understanding is a closet does not need to be actually in the bedroom, there just needs to be a closet available for that room.

@Chris Seveney  this tends to be left coast  IE WA OR CA.. for Absolutely sure this is illegal and a felony at some levels.I always recommend folks talk to a knowledgeable attorney on this one and or the state.

Actually I heard of a way that You CAN use it to fund the purchase outright then with money from the HML still left you would make his/hers payments with that money along with any expenses that arise, (None out of your own pocket) for the Flip period and once rented out for the first 30 days (if that) You could take it to a bank to refi and pay off the HML so you can get that lower interest over the HOLD period...
