It's not the most beautiful work of art, but it gets the job done and it's extremely easy for someone like myself (very little html experience) to edit and plug and play.

You can only have one in a city/location- you would need a very clear explanation of a job change to another location to do another owner occupied loan.

But you do have options and good job doing your research first.

Do easy jobs yourself and hire experts for harder ones.

Renovations were done by a close friend who used to be a Reno contractor but had left the business and had a W-2 job at the time; he did the work for me “on the side” when he had time.

You paid them to do their job.  

I would suggest working in your new business 6-12 months before you are able to see trends and find who can properly lead so you can step back from operations and focus on growth. 

I do think though that if you want to live in one of these desirable locations, you better have a solid job and income lined up because at this point you should know better.

I'm using the leverage technique as I work a full time job and can't buy anything outright.
