I think you would have a better chance of purchasing below market if you concentrated on regular sellers since there is some desperation or emotion involved.

So yeah, having said all that, when I start expanding my landlord game, I will be breed/size specific and depending on "familiar status" probably none at all (I may not (and would not) be able to discriminate against kids, but I will discriminate against pets if kids are involved).

I am about to get involved with the investors groups which hopefully will help me out to learn more and do a deal.Also when I was looking at houses I started to wonder if there was a maximum amount of money that I should put into a house to fix it up say 30k and if the house needs more to just move on to the next one?

The landlord is currently trying to sell the place instead of lease it out again and he refuses to provide receipts for the work involved claiming it was payment for his time.
