Propane will be a negative for a sale due to cost to operate but there are many houses with propane in areas of RI so I don't imagine it would be a deal breaker.

I cannot imagine that the tenant would want to go through an eviction immediately after a bankruptcy though, as this would really put them in a bad spot for finding another place to live.

Seems like lots of properties in Knoxville that need some rehab work so I would imagine if you hunt you can find something as well.

Of course, some landlords have had nightmare Section 8 experiences - it helps to be prepared by reading all literature from your local Section 8 office and knowing the timeline of the Section 8 rental process.
