FICO scores vary month to month by 5-15 points just as the weather changes to and fro even if you do absolutely nothing different (this is why I don't like preapproving folks within about 15 points of the minimum FICO that I need, or if I do then I also tell them how they can bump it while simultaneously out house hunting), so don't think of attributing a 2 point drop to a credit inquiry.

Then you have the note funds which MOST but not all but MOST you must be accredited and they come and go as they fill up.Single note single investor requires no accreditation and that's what I have focused on NOTES for the smaller starting investors in a Turnkey fashion in other words notes that are presented you don't have to hunt for them or spend a bunch of time or money on due diligence like you would have to on a NPN .

If you are going to be hunting mid-sized apartment buildings, you are really buying businesses (not properties) and need to full understand the metrics needed to analyse and value a business.
