I would start by spending several hundred hours learning real estate (books, podcast, forums) and once you do that spend several thousand hours learning a specific field.

You will have to find a mill that does one off orders though as some only take bulk requests of hundreds of orders at a time or higher.Calling the local commercial appraiser familiar with your asset class directly makes sense.

In most states it only costs a few hundred dollars a year to maintain an LLC and so long as you respect it as a being separate and apart from yourself, you should be able to shield your personal assets from any exposure and sleep better at night.
