You are right to not put cart before the horse.

Looks like you're putting the horse before the carriage.

For every "I'm a 25 year old real estate multi-millionaire" there are dozens who fell down on a race to the top, have a bankruptcy on record, and have set themselves back 5-10 years. 

I think thinking of the tax before the structure is a bit of putting the cart before the horse sort of deal.   

You are going to see way higher ROI higher CAP RATES ect... in "less" desirable areas and when you see the numbers on the MLS spread sheet your heart starts racing then you do a drive by and don't schedule an appointment.

Slow and steady wins the race (and ends up rich) lol

That being said, oftentimes the best deals will move quickly sight unseen to beat out the race to see the property.

This work is done on nights and weekends as I am still in the rat race (for now). 

And if you want to be in the housing provider business you can not discriminate against individuals based on their race, color, national origin, sex, familial status or disability.
