It's important to keep a healthy fund for repairs. 

I thought it was a great deal until @Serge S.told me I should step up my game (and I totally agree with him after listing to the points he laid out).Fast-forward to today - the CPA business is operating and growing at a healthy level and I'm hoping to expand into another service offering post-tax season that has plenty of potential.

We live in a desirable area south of Nashville and property values have been on a healthy rise.

Already planning to get my 2nd in Augustno offense but on BP  one post that is glowing like this is the kiss of death for the turn key company.. 

Planning on a buy and hold strategy for SFR and once we acquire our first property...the hope would be to grow at a healthy pace.  

The problem is that a landlord that is having difficulties with a bad tenant will give the most glowing reference if they have a chance of getting rid of them.Think about it for a minute, you have a tenant, they are always late paying, they owe part of last month, and a new landlord phones up asking for a reference. 

Fear is healthy.  

I have a tenant complained that her space - which is under a tall oak tree - is receiving a healthy amount of bird poop. 

As Steve mentioned, you will only get a glowing response from them.

When I get a little closer to retirement, or when NOI including mortgage payment is really healthy, then I'll get a PM :)
