What if the house/property has a mortgage lien on it as well?  

In regards to the sale of their homes, it depends on who owns the homes, how many years it has been their primary residence etc. as it may be eligible for exclusion from capital gains.You also have to take into consideration for yourself, depreciation recapture as well as potential capital gains on your rental property.

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

Hope others will recommend this as well and not put all the risk on the pref equity investors as well as us LP's invested in this fund.

As a guest, if I have to stress that there’s not enough TP, or I have to waste my time making beds (or stripping them along with a list of other ridiculous checkout chores) I might as well have just stayed in a hotel.

I’ve got friends doing that and it works well for them  Regarding the due on sale clause, I was wondering about that since the seller of the property I was looking at has a VA loan.

All of those markets have been good to me as well.

Currently, my focus is on wholesaling, house hacking, and single-family rentals as well as trying to learn as much information as I possibly can.
