While the other friends/tenants have agreed to share responsibility, I'm concerned that once they're actually accountable, they may opt to drop the lease and, ideally, move out.

If dealing with Dauphin county housing authority, good luck if you actually get ahold of anyone on the phone. 

Reno may not be for you, but I highly suggest looking at the actual net profit of people generated by their STR's for the entire year.

We find that a lot of new investors are definitely capable of obtaining both of those documents, but oftentimes they need help in deciphering what they actually mean and what needs to actually be done about it.

Not all agents are bad, I bet, but everyone in Houston I met I wouldn't trust and actually took the intel they gave me and went the opposite way.
