Buy rental to rehab and rent, refinance as soon as I can with traditional mortgage.In either case I may be able to swing the repair costs on my own as long as I can make the purchase with nothing down from a HML.Of course the next trick is to find properties far anough below the ARV that it will work.

By the time option comes up for renewal they want to have mortgage balance less than dark value on appraisal.Most developers build for 9 caps, have 100 basis points in resale costs, and sell for 5.5 to 6.5 caps on newly minted leases ( there are some cap rate swing exceptions for larger properties, weaker tenant credit, rural micro markets, and strong credit tenants).
