However, if you want to stay in SFR's I would suggest working with someone who can locate deep discounted properties and give you some equity going in so you are not gambling on appreciation kicking in.

Flexible schedule and carpentry skills (and being handy) are a big plus for a successful hands on landlord (or other adventure)...as performer, you know a lot of the success is in the operational details whic you can read about on this site or In books on landloridng (and I put four "classics" of the genre in a blog post)....

If this property is really owned by somebody addicted to gambling then there is likely deferred maintenance.
