It's worth knowing whether you are buying in a 1/10 district or a 9/10 district.

I goes like this through many areas.. the market sets what people will pay for a home and what they will pay to get into certain school districts. 

Trust in your research and yourself.Go where the deals are - foreclosures auction, all real estate auctions, tax sales and district  court, subscribe to certain publications in your community, be prepared do your comps, try to guess the hammer price at auction, see how close you get.

Lincoln Park 48146, Southgate 48195, Wyandotte 48192, these are all blue-collar communities south of the city with good school districts and no serious crime problem like is often associated with Detroit.

I find that the average person will choose to live in a city with solid school districts and low crime. 

A visit to district court can also resolve many questions relative to procedure, though they are not often so bright.

Since the parcel already has a single-family house, most likely zoning will not be an issue since ADUs are allowed in zoning districts: R-1, R-2, R-4, R-6, R-10, RX, OX, NX, DX, and CX.
