I am open to explore other markets as well in the future.

While I feel like Denver will continue to stay high on that list for a little while (the diversity of our economy, the tech money coming in, the potential for mushroom exploration make it a multi-faceted place), I would note that in Denver, the rents have not met the mortgage yet, so it's very hard to get good cap rates or cash flow in Denver- despite the demand. 

They have a lot of unique loan products including a 30 year commercial note.

This is a unique area where there is an advantage to all size rentals.

Maybe, if it was adjacent to a commercial zone and all the residential neighbors had to have a coffee shop and would support you till the end and the city wanted to bring in that specific type of business and the lot was so unique that it had to be there.

Finally, were there any issues that were unique to this type of conversion?

We are exploring brrrr and traditional mortgage methods based on what’s works best.

Found this small 1500sqft warehouse with 12' clear-height doors, open floor plan, open rafters and unique feel.

So although I don't think they are hugely important, they do have to fit the area and be as unique as possible in my opinion.
