Do you have a fully-executed lease, or was the walkthrough simply showing them the unit?

I have checked most of my local ordinances and feel fairly confident I will be allowed to execute this plan, but happy to hear any concerns.

You do need a trustworthy local market team to execute the BRRRR strategy, but the chance for infinite returns is there.

You could likely get a lot of tips from a couple hour consultation for a few hundred dollars to pass on to a contractor to execute.  

Land is also more vulnerable to property values drops than residential properties.  

Transfers will be a breeze and contracts will be self executing.
