So far I didn't encounter such deal, and that not arrogance, it's just that I'm not in this business long enough to hit the wall yet, I'm sure I will though.As to my preference, as I stated before, I like to dip into both appreciation and cash flow, I just don't believe you can maximize any of it in one single property.

There's just such a variety options that you can go from here that there's never a set plan of what you may do once you get started due to whatever deal you may encounter at the time and how you would go about acquiring the property, whether it be conventional, hard-money, private investor, partnerships, 203k etc.
