Depending on how easily you can get to the plumbing you many need one at each fixture.

Older houses send noise throughout the house easily. 

@Blake Lawrence, the tools will adjust your price up/down according to demand, special events and etc... but ultimately your base rate is what sets the tool.I used Wheelhouse & Beyond Pricing at the same time,  setting the same base rate( i have 2 houses on the same st that are the same size and rent for about the same ) , there was no notable difference on how their pricing adjustments worked, I did notice that Beyond Pricing was a little more aggressive raising and lower rates, but that can easily be replicated on wheelhouse if it is a strategy you want to follow.Beyond Pricing has the advantage of being the preferred Homeaway partner.Good luck

To increase an appraisal, try to demonstrate how easily it could be converted into a private bedroom.  

Are you easily replacable?  

Odd place, I know, but I used to search every post on there using their basic filters to find some good deals.

When you do compare mobile homes to built in place homes, remember that mobile homes tend to break pretty easily, its easier to put a hole in the wall or pull off a cupboard door. 

I don't know if deals like that are easily found.Additionally, D class properties typically don't appreciate nearly as fast as B class, so you might be faced with having to put $15K into your $40K property to sell it for $50K over 10 years.

The more challenging part is trying to determine the discount rate on an average life that isn't directly correlated with an easily accessible treasury.

As long as the house is nice and move in ready...you'll easily find a buyer
