Also in Iceland we have little over 300k people in the whole country and not too many properties for sale, except in the city which is way too expensive for me.The medium house cost in my city (and the only city in Iceland) is equivalent to $700.000, the market here does not make sense at the moment and I'm looking to invest in other countries, does anyone have any experience in that field that can give me any tips?

I wouldn't expense the fees as an ordinary expense on your schedule C but would lump the fees into one of the appropriate expense on the schedule E that reports your rental activity.
