I realise it’s conceivable this may vary based on local law - but is anyone familiar with a prospective tenant being held liable for any amount based on an email assurance that lease terms would be acceptable/signed, then declining to sign a lease?  

We have a property manager lined up that we are bouncing any prospective properties off of, this is helping us avoid those properties that the wholesaler says "This is in a great neighborhood" but it's not in a great neighborhood.

Initially I thought it was a great prospect.  

They'll buy more and you'll develop a good reputation. 

The 16 unit is in a developing area and the other two are right inside trendy areas.

He says there is a 'new' sub division around the lot, near the front entrance of the gold course, but zillow is showing the newest house built around this area is 2015; time is apparently relevant.It might still be worth the effort to contact one or two of the major developers in the area to gauge any interest.

These people are great marketers, as they've developed a list of buyers. 

It's either in a bad part of town or in a far suburb still in development.
