It’s all a big gamble.

My brokerage office is right in Fairfax City and hopefully would be convenient for you.I'm also an active member of Capital REI, which is a really great meet up that meets once a month in Fairfax City.  

I was thinking it would maybe be convenient short-term and long-term when it comes to tenants moving in/out because we'd be able to change the code or fob.  

Some are safety issues and some are convenience / extension of useful life for items.

I'd love to conveniently ignore the red tape and get renters in to cash flow but I am pretty concerned about the "F" word regarding the loan.What is the community consensus on this? 

(Low likelihood but I best convenience)2) Buy a single family home on large lot that I can add ADU.

At your price range, you might be able to get a 3 bedroom condo south of the 210 where convenience exists.

They were trying to get us to accept cash app or Venmo for their portion but, it was under the guise of convenience; so we wouldn’t come by the home.

Im offering it at $14/sqft including cam while the strip behind me is $19/sqft.The bank foreclosed on the former tenant/owner  because of nonpayment due to gambling debts so the previous tenant didn't go out of business due to lack of business

Or it could be perfectly but it’s a gamble.
