Completely agree for CRE, people typically get in as an agent or they have lots of cash and credit to start and they are a good client.

The roof of the house, especially on the "kitchen" part, is completely gone.

The new loan program allowing 5% down and renovation is an amazing vehicle....given you have time on your side, if I were you, I would find a property that needs a heavy renovation and get it completed before you even get there.I am happy to connect and make some introductions to some rock star real estate folks here in the area.

You can do a quit claim deed, where you are on the title and he is not, however, he still have a liability, that is, the mortgage is still under his name.

Does anyone know a good and fair lawyer in Ocala, Florida who can assist with filing a small claims court case against tenants for damages caused on the property?

To put this another way, would you rather leave your $40,000 of capital in a property for 2 years and then walk away with a $50,000 realization event when you sell the home or in those 2 years complete 3 BRRRR transactions, become frustrated by the reality of owning the low income housing and then sell 3 homes after 5x as much work with no gain?

Another 20-30k would complete the project although it is livable.
