Should we co-sign on the property at purchase for legal clarity of ownership, then how would I qualify for the balance on the refi (I'm self-employed with a lot of deductions)?

My landscaper is Tim, he owns Monteverdi Garden Co.

I heard Matt Hum of Hum&Co LLC is great with interior work but may be slow, but affordable; have not used him yet.

He basically was acting as a co-signer for the power bill.

I figure a UPS store would be a great co-tenant, as most people tend to go to a UPS store at least every 1-2 years....so basically everyone in my area will see our business as they come to the UPS store.   

Or setting up co-op land opportunities, possibly through a non-profit.

I have found it very valuable to find someone (could be a small PM firm, maintenance co, or contractor) local that I can send by and check on certain things.
