Also hire a general contractor to give you an estimate when you do find a property you are interested in.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

I’m pretty sure nothing is owed on them so the kids just approve all maintenance requests and hire it all out.
