If you have a solid lease agreement, and you screen the tenants before hand, I think it is doable.

It has all of the same benefits of a SFR, can be financed like a SFR, yet you will rarely have 100% vacancy if managed well.You could argue that you'd get even more of a good thing with a triplex or four-plex, but then you also have four times the headaches with regards to vacancies, showings, tenant screenings, rent collections, maintenance, etc.  

I'm told 2 of the 3 units already have screened and approved tenants available, so we're close.I had an independent inspection, and Elite agreed to all of the proposed repairs - most were pretty minor and easily accomplished.

It really starts with the pre-screening, there are some good eviction services for hire that know the entire process like the back of their hands.

You probably don't want to go there.If you're going to be doing stuff on the screen you want to capture and include, I highly recommend Camtasia.

Lastly don't forget about the important pre-screening of tenants!

I would be handling all the paperwork, showing, screening, etc, while my husband would be the handyman (if needed).

They won't allow for early possession for renovation.The current screening process is not good.
