If you have a solid lease agreement, and you screen the tenants before hand, I think it is doable.

It has all of the same benefits of a SFR, can be financed like a SFR, yet you will rarely have 100% vacancy if managed well.You could argue that you'd get even more of a good thing with a triplex or four-plex, but then you also have four times the headaches with regards to vacancies, showings, tenant screenings, rent collections, maintenance, etc.

I'm told 2 of the 3 units already have screened and approved tenants available, so we're close.I had an independent inspection, and Elite agreed to all of the proposed repairs - most were pretty minor and easily accomplished.
