@Hunter Phillips yeah now is probably a pretty decent time to buy a primary as you will face very little competition from other owner occupants and many primary residence choices don't make great investments so you might not have much competition there either. 

House hacking would be beneficial with a 2/3/4 unit building. 

What ways have you found it beneficial to evaluate a House Hack?

Each appraiser actively working in the mortgage industry currently is therefore a) ignorant of the laws governing the profession - an act prohibited under USPAP or b) dishonest or c) both or d) doing the best they can while they suffer injustice and an impossible choice. 

From this one I can determine how beneficial they were and use the information for future purchases. 

Need to make this mutually beneficial for both the buying and selling agents to advocate on my behalf.
