Our was built in 1979 but need a new kitchen and bathrooms.

I know these calculations are just estimates and in real life the numbers could be little better or a little worse, and by, “a little”,  I mean maybe a lot worse 🤫.Most of the properties are 2 units typically one being a 2 bedroom 1 bathroom And the other unit being 1 bedroom 1 bathroom. 399-500 thousand.There was one that was a 3 bedroom 1 bathroom and the other unit being 1 bed room and 1 bathroom.

We actually decided to switch the bathroom and closet around, so we could get the water out of the previously infested area.

That will get you paint inside and out, carpet, countertops, some bathroom touch-ups, and possibly windows. 

From there we renovated the bathroom with a new shower/tub, new vanity and new floor.

The subfloor under the wall and into the bathroom is soft and presumed rotten. 

We built a duplex comprising a top unit with 4 bedrooms and 2 full bathrooms, and a bottom unit with 3 bedrooms and 2 full bathrooms.

The realtor is telling me the bank isn't accepting financing because a bunch of the walls are opened up, and ripped out two of the three bathrooms (house had lots of mold, bank had a contractor come in and remove it all, but never did the rest of the repairs).

There is a listing in ARMLS that is a lovely 3 bedroom, 212 bathroom home.

My wife and I just put the vinyl plank over the tile in the bathroom on a flip and it turned out just fine.
