A goodwill letter on the student loans is worth writting, your basically writting to the lender saying you made a mistake in the past, but have been current for 4 years, and now those late payments from 4 years ago are hurting your credit and your ability to buy a house, and ask that they remove those late payments from your credit report as a good customer.

Not everybody does it that way, but they should.One thing, if you plan to put the title in a trust or LLC, the offer has to be made in that name on an REO, they wont let you change it once its accepted.Also, around here there is an intangibles tax if the loan is over 36 months long, so I always do a 35 month balloon.

Which, and this is important, you are bound to the terms of that lease whatever they may be so make sure you know what you are agreeing to.Search here on BP for "e-stoppel letter" that is something I would require prior to closing.

The rules and paperwork would be exactly the same as any other private/hard money loan except, I suppose, there is no demand letter required of you, the lender.

Hey guys, I'm about to purchase a list from LS, and there's a good 15+ cells of info in their data per lead - which is great - but for my needs it makes it hard because I'll be printing both my letters and envelopes via mail merge, which means I have to have a preset order of cells at the very top of the spreadsheet, i.e. 1) homeowner name 2) mailing address 3) city state zip.. etc.
