I would like to know if anyone thinks this is a bad idea. it will be my first investment, but I figure renting to my parents (and making all the necessary lease agreements, I know very well that their rent will always be there at the end of the month.

It's sad seeing these great properties just sitting there rotting away while making decent neighborhoods look bad.

If the area is in a bad area of town, do as @Ray Slack says.

That's why.I didn't say 100 or 1000 because marketing majors make bad money, between 40-70k so I'm wondering how much I'd need to make to reach my goals.

Wordpress websites can range from poor to decent based on the quality of the template but the problem is twofold: Wordpress needs to be updated constantly to address bugs and security fixes (which is a pain to do), and Wordpress is primarily a blog engine and doesn't look great for bonafide websites.From my critical eye, I can tell when a website is made on Wix or Wordpress and not in a good way.

Why would you want to but yourself in that place just starting out that could cause you to lose the home if things go bad. 

And I agree with @Garrett Lambert about garage conversions being both good and bad.

Hello, Can anyone recommend any builders operating in Northern NJ who build quality homes at a price point acceptable to investors?

Generally Brentwood is going to be pricier and have more traffic because of the closer proximity to town, but where I live in Franklin the traffic is never really bad at all, especially compared to Nashville.
