I’m at a point in my career where I have come to the conclusion that I want to go further into real estate and gradually move away from my day job.

Is it that bad at the courthouse?

If I can purchase a rehab mh to replace with some of these that are in bad shape (if I'm even permitted to do that by code---that's one of those things I have questions about), I can be more competitive because of the size of the property.

That angle does not look too bad to me.

So a house could have been standing vacant for MANY years before it ever goes to the sale and just might be so bad that it's not economically feasible to fix it. 

I did get some bad news today the A/C went out in one of my units, but I'm determined and will figure this out. 

We ripped out the carpet yesterday, and the wood floors may or may not be salvagable.I opened up the wall behind the bathroom yesterday to chase down a leak, and found some bad plumbing and some mold and rot. 

“Over-doing” your rehab is not necessarily a bad thing, it depends on your strategy and goals.

No, it is not an easy fix but why force residents to deal with a bad design in perpetuity that can be remedied within a matter of days and dollars.
