My girlfriend trades in her 'clunker' every couple of years by selling it to a retail buyer.Then she takes the cash, goes to a wholesale auction where the used car dealers buy, and purchases another used vehicle for wholesale.Net of taxes, insurance, upkeep and gas she drives for free.

Investors are going to know who the investor-friendly title companies are.If you need to find other investors, check out your local REIA meeting, call "We Buy Houses" signs, go to courthouse auctions, etc.

If tenant doesn't pay you lock his stuff and after 30 days you can sell all his stuff in auction.3) Less Utitlities bill.4) No fight with the neighboors.However I still think it's 3 to 4 times cheaper to have your own storage built.
