Some of the boiler plate "sale contracts" used by some are clearly brokerage arrangements with terms allowing the wholesaler to avoid buying, pretty silly stuff.There are several ways to avoid the regulators in all states as to; the ability to buy, the intent to buy, disclosures that devise a listing agreement and advertising or showing a property to be sold.

I do not handle million dollar plus listings very often, but the last one I handled $1.25 million, cost me about $7k in marketing, staging, listing it in Christies real estate magazine ($3500)  etc...and I had to give up some commission to get the buyer and seller closer together.
