This truly is a different day and age than it was 3-4 years ago where you could find deals on the mls.

I mean, hey, I came late in life to financial sanity and the decision to invest and retire early, and made lots of stupid decisions early, but I'm in my mid 50's now and have people my age that are just pitiful.A friend of ours posted on Facebook that her husbands wallet was stolen and they don't know how they are going to survive till payday because it had almost a hundred dollars in it and now they can't buy gas to get to work.100 bucks is a disaster?  

You'd think in this day and age that filling out the forms online and using all this technology at our disposal would actually speed up the process, not the opposite!

So both of my sons are finished with school but I do have a 1 year old grandson, so it looks like by the time he's college age it'll cost upwards of a quarter MILLION dollars to probably go to even a regular state school.

I'm going to look for foundation issues, mold, water damage, fire damage, roof, age of materials, etc etc. 

@Michael Hooper it could be something as simple as the age/make of your boilers.

Honestly, I'm trying to work on a pathway for some kids who are aging out of their orphanage to find affordable housing so they can get started on their own.

Savings rate the next 16 months is tough because of two preschool age children but once one is in school and that 2nd income kicks back in, the 5-10k/yr will be happening.

Real estate has been good to me all these years but yes there is much more to life than worrying about cash flow and rentals tenants and stuff.. keep your perspective.We live in the Jet age for 750 bucks you can be around the world in 15 to 16 hours.. all these people that get so focused on being retired or living on their rentals AS soon as they can to me they miss many of the pleasures of a rounded life.. hopefully if they do achieve their dreams they will stop and smell the roses.I had one guy on BP write me a private message one time and said I post to much and I just not have a life.my reply well maybe so from his perspective but in the last year I have been to  Isreal  Thailand Hawaii 2 times London  British Columbia to fly fish and about 12 other locations in the US ( those are primarily business) so don't let the peanut Gallery here on BP bug you !!! 

Best of luck I try to see the potential in things but my first thought would be why in this age of property rush in TX, would it sit for 3 years....how many other investors passed this up?
