I would also request a VERY detailed background history of the dogs - most people who are trying to "beat the system" don't go the whole 9 yards of building a credible vaccine / vet check ups report.

It will not be a deal-killer, but knowing what the impact will be in advance is crucial.

If they did give you an offer price or terms then you need to report them to their broker....if not resolved file a complaint with the states real estate commission.

It makes no difference when it was cashed the tenant had already put a stop payment on it in advance.
