Since the tank was full when he moved in I would just be charging him for what he's used thus far (assuming I could accurately measure what I'm tranferring).

The above report is a Level 7 which shows general trends (here in Chicago for example the info is pretty accurate generally).

Some things are worth gambling on, but you can't put a price on a good tenant who takes the stress off of you while you're not even in the same state, let alone the same country.Just my 2 cents.

Sellers need to remove themselves from the emotions of the home, this goes for investors as well.Before a seller puts thier home on the market, they need to do the research, either themselves or by having a local Realtor in the area do it for them (which will also get you the most accurate data).
