They are completely separate investment vehicles with one being easy to predict what will it be next month and the other very hard to know what will it be next month - mixing them together isn't exactly good business sense.

I'd also try to understand what the industry norms for "per day" car wash real estate costs are, and how many vehicles would need to go through the car was per day to meet that.
