This looks like a fantastic product (and much cheaper than a real manager) - thank you for the recommendation, @Evan Williams! 

That being said, this was our first deal using HM - but our 6th deal overall, that qualified us for relatively cheaper HM terms and we also pretty much knew what we were getting ourselves in to - we know the market and what we could rent the final product for, and we knew the rehab timeline and what our refi options are and what we would qualify for.  

In short, this product will have high barriers to entry, and may not work.

Does anyone have a recommendation for which TurboTax product to use?

If you can get the money for that then I'd say talk the bank into the same loan on a different product and get a much higher cap than 8.

I corrected the rep I was working with, while QL might not offer the 4 unit FHA product it IS a an option there's just a few more steps, such as 3-4 month reserves, and factoring in the rental income of the non owner occupied units.

These are all lexis nexis products which I prefer.   

I will go the extra mile to ensure they are happy with the finished product, because it's the right thing to do.It's a bump in the road, but I've learned so much about my personal flip business locally, about my morals and how I'll react to bumps in the road, and more importantly how I respond to turmoil.
