I'd personally talk to some contractors, and local real estate agents, and do some more connecting on here to get some more opinions from more seasoned veterans.

Thinking of the phrase, "Keeping up with the Joneses", we are contemplating adding a hot tub, because Airbnb is reporting that properties with pools and hot tubs get twice as many bookings.

Agree with all the people who say not to get a partner and look into professional property mngt instead or a property closer to you that you can keep an eye on.

I would be wary of those neighborhoods personally

If the person was a licensed real estate agent, there could be recourse against them.

One of my HOAs, the master fire/liability policy was +15% this year (likely the max the state approved), the earthquake was +165%, and my personal landlord policy got non-renewed as the carrier left the state. 20+ carriers refused to write a new policy.

I saw this before from another person, but as a guest, i wouldn't like being charged $50 to use the grill and having to provide my own propane.
