Is there anything else you would suggest to a person in my position with no experience in the way of storage but with a lot of construction experience (being an engineer) and verbal commitments from other silent investors interested in investing in something of this size with me.

That ultimate exit (bills/expenses) dictates the criteria for you property profiles, which then dictate the market you should be investing in.What works for me, what works for others, isn't necessarily what's best for you.In other words, you should be reverse engineering your plan.
