Single-Family Home Concerns: Your worry about renting out a 5-bedroom home once your current tenants move out is valid.

My plan if i get the properties will be to Buy, slightly increase rents (as they are currently 200 behind market,) as tenants move out, renovate the properties with my BRRRR team in between ongoing Single family homes.       

Since this has been a goal of mine for years, I am really eager to move in and start my real estate journey.

Is this just the numbers for after you move out?

I lived near the University of Oregon before moving here a few years ago and noticed that most landlords were making much more money renting by the room for U of O students.

However, even when the triangle was turning, the numbers wouldn't move.  

I am already preapproved and could move on to something else that would not cash flow nearly as well.

Move to increase rents and do the upgrades earlier, don’t wait 18 months.
