Prices are actually on the decline at the moment in the San Francisco Bay area, so not a good climate in which to invest money in real estate in my view.

Off of plan yes but still many would consider a place with new pretty much everything (roof, siding, deck, plumbing, bathroom, drywall, electric, 1 acre property, large 2 bay garage, etc..) for that price a good buy.Now back to cash vs. leveraging.

Curious if anyone here has experience with investing in North Bay.

If there aren't appliances down there, you could run an ozone generator after the painting was done to help minimize the smell.What about sealing with something else- maybe running a bead of caulk along any seams in the subfloor/ joist bay/ etc?

. $180K -- $2M versus $50K -- $220Kya I call all of us who bought bay area real estate in the 70s and 80s accidential millionaires. we did not know any better we just needed a home to live in  LOL I was 28 or 29 when I bought that. 

I should also say that I live in the SF bay area.

I am looking to invest in the Saginaw/Bay City/Midland area in MI  and my next step in the  process is to contact lenders to see how we qualify for a loan before searching properties.
