Then there are two rooms rented out to college students (so the place is empty in summer) who share a small bathroom with the sons/visitors.

@Nico Fricchione , I'm a contractor in State College and just today started to consider modular vs site built for a lot we own.  

I am a bit biased in all of this because I work at a college where students pay a lot of money for their education but too often don't finish the program after paying up to $30k!

Its in a college town so i'm thinking a year lease would be good so I don't end up with vacant rooms in the summer.  

I'm right in Fayetteville Arkansas college town and feel there is a lot of growth opportunity as well as steady flow of renters in this area.I'm 26, have a steady job and have been employed consistantly for 10 years.

I have also collected rent in cash from a few of my college students.

I live in a semi-rural, pretty small town that I was pretty much ignoring from an REI perspective because I was thinking it's mostly home owners here and always pictured rentals being near colleges and in much more dense areas.
