If you mail to the LLC they get hit with all kinds of mail and the secretary might throw it away before the right person ever sees it.I also try to find a website, e-mail, phone number for the company behind the LLC.

@Courtney Jones sorry miss read your post did not see the "not" primary, defiantly put in an LLC, you can easily do a single member LLC yourself and you can actually treat a single member LLC as a "direguarded entity" for federal tax purposes meaning you can file it on your schedule e on your personal return.

Chimney: related to the furnaces, the chimney needs a flue liner, and some bricks replaced and a rain cover installed on the crown.Also, are landlords ever eligible for the RG&E rebates on installing or tuning up furnaces, or can we pass the savings on to tenants (http://www.rge.com/MediaLibrary/2/5/Content%20Mana...)?
