I saw a post that says I should have a Title Company do an O&E report which I plan on doing, but would like more suggestions as well.I appreciate any suggestions you can give me.Thanks,Martha.

It was a good way to save 8-10% off the purchase.However, I went to use one yesterday and was told they can no longer accept E-gift cards, so apparently you need to have the physical card now (mine was on paper, since that's how they come).

@Sonia T. here in WA the title co's refer to a preliminary title search as an Owners & Encumbrance or Lien & Encumbrance report (O&E or L&E).

Especially if you aren't using higher quality materials like granite, hard wood floors, high-e windows, top end appliances and new trending fixtures.

If you mail to the LLC they get hit with all kinds of mail and the secretary might throw it away before the right person ever sees it.I also try to find a website, e-mail, phone number for the company behind the LLC.
